Twenty to thirty minutes on the property and what you want handled.
Short-term rentals are a service business, not a property business. Reviews are won by answering a message at ten at night and by a clean that was actually finished before check-in.
Take the whole operation or only the parts you don't want to do yourself. The fee and scope are agreed before anything starts.
Listings written and photographed properly, kept current across platforms, with pricing adjusted to the season and the calendar.

For owners with several units or a small portfolio.
Every engagement is quoted after a free consultation. No subscription.

We manage the operation, not the compliance. Short-term rental licensing, registration, HOA or condominium rules, and transient rental and sales tax obligations sit with the owner — they vary enormously between counties and cities, and they're worth professional advice before you list. We'll tell you when something looks like it needs checking.
Often yes, and it depends on your city, county and sometimes your HOA. That's the owner's responsibility, and it's worth confirming before the first booking rather than after.
No. We manage the rental operation. We don't sell property, represent anyone in a transaction, or give legal or tax advice.
Whatever threshold we agree in writing — commonly a small amount for urgent repairs. Anything above it comes to you first.
Quoted per property and set out in the agreement before anything starts. No percentage appears later that wasn't agreed.
No, and nobody honest can. Rates and occupancy depend on season, location and the market. We'll give you a realistic view rather than an optimistic one.
Transient rental and sales tax obligations are the owner's. Platforms collect some of it in some places and not others — take advice on your specific situation.
